RENT Rent is due the 1st day of each month and is payable in advance. Rent checks may be mailed to Simcash, LLC at the address above or delivered to the on-site manager, Joe Gonzalez (Apartment 529B, (507)-330-4444).

RENTERS: Number of people living in the apartment: ____. Additional occupants may be added only after obtaining written permission from the owners.

RENEWAL: Unless terminated as provided herein, this Lease shall be automatically renewed for successive terms of one year each at no more than a 3% increase in the rental rate each year. We will notify you at least 30 days in advance of the renewal date if a rent increase is needed. Either party may terminate this lease at the end of the initial term or any successive term by giving written notice at least 30 days in advance of the renewal date.

VACATING: These premises must be vacated by 6:00p.m. on the last day of the month. Rents are from the 1st day of the month to the last day of the month. While some utilities are furnished you must pay metered utilities.



ATTORNEY'S FEES: If Tenant defaults in any manner, including defaults in making any payments required by this Agreement, and the Landlord has obtained the services of any attorney or sheriff with respect to the collection thereof, the Tenant covenant agrees to pay the Landlord any cost of fees involved, including reasonable attorney's fees, notwithstanding the fact that a suit has not yet instituted, and if a suit is instituted the Tenant shall also pay the cost of the suit where the court finds for the Landlord.

NONCOMPLIANCE: If any of the above rules are violated in the opinion of the Owner, a 48-hour eviction notice will be delivered to the Tenant. Tenant agrees to accept the notice with the forfeiture of all rent.

MOVING ON: If you have given notice as required that you are moving we reserve the right to show the apartment to prospective Tenants at any reasonable time, and if necessary in your absence. If you decide not to renew your lease you will be given a checklist of things to complete in order to get all of your damage deposit back. If we have to clean we will deduct $25.00 per hour of time spent to make the apartment rentable again. Be sure garbage is put in the apartment bin every week.
